We invest in residential properties with technical and commercial development potential in Germany, mainly in small and medium-sized towns or in peripheral regions of metropolitan areas. Our acquired properties, mostly company-owned apartments, residential areas or housing estates, are upgraded through value-enhancing development measures regarding both the buildings and intensive asset management, so that affordable living space is created and maintained for tenants with normal incomes.
All core tasks along the value chain, from acquisition, development and asset management to sales, are carried out by around 50 Noratis-employees. Property Management is assumed by external service providers who are managed by our own asset management. Development measures are also carried out by external service partners. The technical team plans and implements these measures.
FOCUSED BUSINESS MODEL WITH AN ATTRACTIVE RISK-RETURN PROFILE
The business model is based on the high supply of existing apartments in need of renovation and modernisation as a result of the ongoing aging process, which is countered by a sustained robust demand for affordable living space.
As a rule, acquired property packages generate rental surpluses after operating and capital costs from the very beginning. The business model thus combines the advantages of the portfolio and developer business by securing recurring rental income with a regular cash flow and realising additional profits through the sale of upgraded properties. A clear definition of the development measures and the sales strategy is already established when the portfolio is acquired.
Our success is based on the fact that we develop value potential for all stakeholders, from tenants and employees to financing partners and investors.
