We typically acquire income-generating assets from day one, ensuring immediate positive cash flow. By combining the strengths of a long-term holder with the agility of a developer, our model enables us to unlock additional value through targeted enhancements and strategic disposals – including privatization opportunities where appropriate.
Our value creation process is deeply integrated: A dedicated team of around 40 professionals handles all key functions in-house – from acquisitions and technical development to asset management and sales. Property management is executed by trusted local service providers, while refurbishment and modernization measures are typically implemented by regional construction partners.
As part of our ESG strategy, we pursue a pragmatic brown-to-green transformation approach, aiming to improve energy efficiency, tenant quality of life, and long-term asset sustainability.

Kim Niklas Andersson (Chief Executive Officer (CEO))
Kim Niklas Andersson joined Noratis AG in April 2025 and brings with him over two decades of experience in real estate investment and management. Before joining Noratis, he served for many years as Managing Director of IMMOWERK and held senior positions at international investment firms such as Dream Global REIT, SEB Investment, and Sal. Oppenheim.
He holds a degree in Economics from Lund University in Sweden and is a certified Real Estate Economist (EBS) from the European Business School in Oestrich-Winkel, Germany.
With his deep industry expertise and strategic mindset, Kim Niklas Andersson stands for entrepreneurial thinking, operational excellence, and long-term value creation in the residential real estate market.

Nils Hübener (Non-Executive Chief Investment Officer (CIO))
Nils Hübener is serving as Non-Executive Chief Investment Officer (CIO), contributing his extensive investment expertise to the company’s strategic development.
He brings over 25 years of international experience in real estate investment. Before joining Noratis, he held senior leadership positions including Global CIO at BNP Paribas REIM and CEO of the Dr. Peters Group.
Over the course of his career, he has overseen transactions totaling around €30 billion and managed major German and international real estate portfolios.
He holds a degree in Urban and Regional Planning from the Technical University of Berlin and a Master of Science in European Property Development and Planning from University College London.
With his deep industry expertise and international background, he plays an integral role in advancing the company’s transformation strategy.

Ullrich Sierau (Member of the Supervisory Board)
Managing Partner of OIC Hub GmbH and Member of the Supervisory Boards of Branicks Group AG and VIB Vermögen AG.
He has more than 35 years of experience in the real estate industry and brings extensive expertise as an entrepreneur, managing director, executive board member, and supervisory board member.
Previous positions include serving on the Executive Boards of TLG Immobilien and DO Deutsche Office, as COO of DIC Asset, and as Managing Director of Corpus Sireo.
