Noratis – Investing in Homes

We are one of Germany’s leading portfolio developers of residential real estate. Our core strength lies in identifying and unlocking potential – for tenants, owner-occupiers, and investors alike. Through strategic revitalization and targeted management, we create and preserve affordable, high-quality living spaces across the country.

Our claim “Investing in Homes” is both a positioning and a promise: We focus on upgrading aging housing stock – including former company apartments, residential quarters, and estates – in mid-sized to major cities and suburban areas of metropolitan regions. Our approach combines technical and commercial enhancements through active, hands-on asset management, aimed at improving both property value and the long-term living experience.

Our approach combines technical and commercial enhancements through active, hands-on asset management, aimed at improving both property value and the long-term living experience.

With a strong in-house team of around 50 specialists, Noratis covers the entire value chain – from acquisitions and technical due diligence to asset development and sales. Property management is executed in close cooperation with experienced regional partners.

Our commitment to ESG and Brown-to-Green transformation drives our ambition to enhance not just buildings, but also urban environments and community life. The result: stable rental income, value appreciation, and a measurable impact for all stakeholders – from shareholders and financing partners to residents and local communities.

Noratis – Investing in Homes. Creating Value with Purpose.

Focused Business Model with an Attractive Risk-Return Profile

Noratis AG follows a proven and resilient business model, leveraging the steady supply of older residential properties with modernization potential and the growing demand for affordable, quality living space.

We typically acquire income-generating assets from day one, ensuring immediate positive cash flow. By combining the strengths of a long-term holder with the agility of a developer, our model enables us to unlock additional value through targeted enhancements and strategic disposals – including privatization opportunities where appropriate.

Our value creation process is deeply integrated: A dedicated team of around 40 professionals handles all key functions in-house – from acquisitions and technical development to asset management and sales. Property management is executed by trusted local service providers, while refurbishment and modernization measures are typically implemented by regional construction partners.

As part of our ESG strategy, we pursue a pragmatic brown-to-green transformation approach, aiming to improve energy efficiency, tenant quality of life, and long-term asset sustainability.

This integrated platform allows us to act quickly, manage risk effectively, and deliver stable income with upside potential – making Noratis a compelling investment in Germany’s dynamic residential market.
